Pre-auction building and pest inspections

If you have viewed a property you intend to buy at auction, having a pre-auction inspection carried out prior to the auction date will allow you to make an informed decision about your purchase and how much you are willing to bid on it.

When you purchase a property at Auction your contract will not normally be conditional upon obtaining satisfactory building and pest inspection reports. If you have the winning bid when the hammer goes down, you are deemed to purchase the property as it is! To protect yourself from the unknown and the possibility of hidden repair costs, you should be well prepared before you bid. Arrange for your own independent building and pest inspections to be undertaken prior to the auction date.

Sometimes pre-auction inspections have been carried out on a property going to auction. Building and pest reports are available for purchase. Unless these reports have your name on them, they offer you no protection as a purchaser and are informational only. Our pre-auction inspections are identical to our pre-purchase inspections, which includes a thorough inspection of the property in accordance with Australian Standards 4349.1.

The benefit to our clients is that we offer the report at a reduced rate as we want you to be more confident when bidding commences and more successful at auction. We also understand that bidding at auction is not a guarantee to securing the property and when working to a budget the thought of spending extra cash can be a difficult decision.

The buyer of our auction inspection reports inherits full professional indemnity protection when reports are issued in their name. Your detailed written report will be sent via email the same day and includes photos of the internal areas, roof cavity, roof coverings, subfloor (under floor), with particular detail covering any areas of concern.
