We make all the arrangements for your pre-purchase building and pest inspections with your agent to save you time and effort. We welcome our clients to attend their inspections if possible and walk around with Brad. He is happy to discuss and explain any serious defects, safety and maintenance issues identified with you as he finds them while you are still at the property. When he is finished, our pest inspector will then thoroughly go over all the pest inspection and termite management findings with you as well. He will identify the current termite protection in place, any live termite activity and high risk areas identified and make recommendations to protect the property from future termite attack.

If you are unable to attend the inspection the inspectors will call you after they have inspected the property to discuss their findings and are available again after you have received your reports to ask any questions.

Prepurchase building and pest inspection bookings that are cancelled within three hours of a confirmed inspection time will incur a 50% cancellation fee.

All prepaid inspection services will incur a 50% cancellation fee.

Pre-auction building and pest inspections

Are you buying a property at Auction?

  • Know the cost of future repairs before bidding.

If you have viewed a property you intend to buy at auction, having a pre-auction inspection carried out prior to the auction date will allow you to make an informed decision about your purchase and how much you are willing to bid on it.

When you purchase a property at Auction your contract will not normally be conditional upon obtaining satisfactory building and pest inspection reports. If you have the winning bid when the hammer goes down, you are deemed to purchase the property as it is! To protect yourself from the unknown and the possibility of hidden repair costs, you should be well prepared before you bid. Arrange for your own independent building and pest inspections to be undertaken prior to the auction date.

Sometimes pre-auction inspections have been carried out on a property going to auction. Building and pest reports are available for purchase. Unless these reports have your name on them, they offer you no protection as a purchaser and are informational only. Our pre-auction inspections are identical to our pre-purchase inspections, which includes a thorough inspection of the property in accordance with Australian Standards 4349.1.

The benefit to our clients is that we offer the report at a reduced rate as we want you to be more confident when bidding commences and more successful at auction. We also understand that bidding at auction is not a guarantee to securing the property and when working to a budget the thought of spending extra cash can be a difficult decision.

The buyer of our auction inspection reports inherits full professional indemnity protection when reports are issued in their name. Your detailed written report will be sent via email the same day and includes photos of the internal areas, roof cavity, roof coverings, subfloor (under floor), with particular detail covering any areas of concern.

Brad has over 25 years building experience and additionally is available to explain the report findings in further detail with you.

 

Practical Completion & Handover Inspections

Our Pre-Handover and New Home Inspections are designed to the Australian Standards and Tolerances as established by the Building Commission in 2007 to identify any areas that have not been built to the Australian Standard.

It is our expert opinion that before a client pays their final payment they should have a Pre-Inspection carried out, listing all the relevant defects that can then be repaired by the builder. Once the final payment has been made, it is often very difficult to get the builder to return to rectify problems. All too often the builders’ response is that the defects are a result of maintenance and the home owner is not covered.

Pre-Handover Inspection Checklist:

  • Externally from brick walls
  • Weep holes
  • Expansion joins
  • Window seals up into the roof cavity on top of roof
  • Taking photos and listing all defects that can often be overlooked by an inexperienced person
